A title search requires more than just a trip to the court of
records. Of course, you need to know who owns the property. You
also need to know who has placed a lien against the property -
after all, land is an asset that cannot disappear and thus is
considered a valuable security in many transactions.

accurate information, enabling you to make an informed decision.
For example:
Mortgages - are there any? What is the balance due?
Real Estate Taxes - are they current?
Assessments - for sewers, curbs or other city improvements. Are
they paid?
Judgments - have they been satisfied or is there still an
outstanding debt?
Tax Liens - federal, state or local. Inheritance taxes, estate
taxes, income taxes - are they paid?
Descendants - are there any heirs? Do they have a claim on the
property?
Court Proceedings - foreclosures, condemnations. Will these
affect your purchase?
Covenants - is the use of the land restricted? Will you need
zoning changes?
Easements - utility lines, water wells, joint driveways. Can
someone else pass through your land?
Surveys - when necessary, surveys can be verified or new ones
completed.
